The Josh Cooley Team Prediction - Home Sold In Summer 2016 - Projected to Lose 7-10% In Sales Price

March 2015 (This Time Last Year): 93 Listings

August 2015 (Summer Last Year): 126 Listings

+ 26% Increase in inventory

In 2016, we have seen very low inventory, as experts in local real estate we know that low inventory means higher prices. The higher prices based on low inventory is an artificial inflation of price because there are fewer homes on the market; inventory is 14% below this time last year.

March 2015 Listings: 93 Listing ($225,000-$250,000)

March 2016 Listings: 80 Listing ($225,000-$250,000)

- 14% Less Inventory this year than March 2015

With the current low inventory we are experiencing this month we are predicting that inventory will flood the market come August 2016, about 40% increase in inventory (26% increase from March 2015 and August 2015 plus 14% less inventory from March 2015 to March 2016).

History: Summer changes in 2015: Increase Inventory 26% = 5-7% decrease in Home Sale Price through Summer 2015

In 2016: Increase Inventory 40% (26% + 14% - 40% total increase in Summer 2016) = 7-10% decrease in Home Sale Price through Summer 2016

Here are some interesting highlights from the latest Market Action reports:

Lane County, Oregon

- The average sales price of Single Family Residential homes is $235,800 down $11,100 from this time in last month's Market Action report. The average sales price for Single Family Residential home is down $5,400 from this time last year, February 2015 at $241,200.

- The average days on market for Single Family Residential is 81 days, down 3 days from last month's report 84 days, and down 2 days, from 83 days on market, this time last year.

- Total new listing 416, down 4 from last month and 284 closed sales, up 24 from last month. The total new listing is down 51, at 467 in February 2015 and total closed sales is up 78, from 206 in February 2015.


Douglas County, Oregon

- The average sales price of Single Family Residential homes is $179,300 down $4500 from this time in last month's Market Action report. The average sales price for Single Family Residential home is down $12,400 from this time last year, February 2015 at $191,700.

- The average days on market for Single Family Residential is 152 days, up 11 days from last month's report, and down 17 days, from 169 days on market, this time last year.

- Total new listing 155, down 12 days from last month and 88 closed sales, down 12 from last month. The total new listing is down 23 at 155 in February 2015 and total closed sales is up 9, at 79 in February 2015.


Polk and Marion County, Oregon

- The average sales price of Single Family Residential homes is $228,000 up $2600 from this time in last month's Market Action report. The average sales price for Single Family Residential home is up 30,900 from this time last year, February 2015 at $197,100.

- The average days on market for Single Family Residential is 83 days, down 5 days from last month's report, and down 79 days, from 162 days on market, this time last year.

- Total new listing 193, up 21 from last month and 106 closed sales, down 9 from last month. The total new listing is up 3, at 190 in February 2015 and total closed sales is up 13, at 93 in February 2015.

- Total new listing 420, up 209 from last month and 260 closed sales, down 134 from last month. The total new listing is down 29, at 449 in January 2015 and total closed sales is up 44, at 216 in January 2015.


Douglas County, Oregon

- The average sales price of Single Family Residential homes is $183,800 down $300 from this time in last month's Market Action report. The average sales price for Single Family Residential home is up $41,700 from this time last year, January 2015 at $142,100.

- The average days on market for Single Family Residential is 141 days, down 27 days from last month's report, and down 44 days, from 185 days on market, this time last year.

- Total new listing 167, up 64 from last month and 100 closed sales, down 14 from last month. The total new listing is down 2, at 169 in January 2015 and total closed sales is up 35, at 65 in January 2015.


Polk and Marion County, Oregon

- The average sales price of Single Family Residential homes is $225,400 down $6000 from this time in last month's Market Action report. The average sales price for Single Family Residential home is down $14,000 from this time last year, January 2015 at $239,400.

- The average days on market for Single Family Residential is 78 days, up 5 days from last month's report, and down 42 days, from 120 days on market, this time last year.
